


| TYPES OF SURVEYS |
| There are many different types of surveys, listed below are a few basic types Mortgage Loan Inspection This is the most basic type of survey, usually ordered by Mortgage Companies and or Banks when a house is sold or refinanced. With a "MLI" a house and all improvements are located and shown to be either on or off the property. Property Corners are not set. Boundary Survey Probably the most requested type of survey, a Boundary Survey includes setting the corners of a tract of land, and if requested by the client, staking of the boundary lines. Topographical Survey A Topographical survey involves taking many shots on a tract of land in order to get an accurate drawing that shows elevations and contours. Also located are utilities, buildings and other improvements. Usually the Boundary of the property corners are set as well. ALTA/ACSM Survey This is the most detailed survey. Typically done on commercial property, with this type of survey all utilities, improvements, easements and rights-of-ways, along with any encroachments that affect the property are shown. Boundary Corners are set. Elevation Certificate An Elevation Certificate is often requested to determine whether a tract of land is either partially or completely above or below the Flood Hazard Area as determined by the National Flood Insurance Program. The purpose of an Elevation Certificate is to determine the proper insurance premium rates for a tract of land. Most often it is requested in an effort to determine whether a house or building is above or below the Base Flood Elevation. With a Flood Certificate the elevation of a building at the four corners as well as the finished floor is determined. No boundary corners are set and no effort is made to determine property lines other than to locate the structure in question. These are just a few of the different types of surveys that we provide.
